How Keith Uthe Demystifying Mortgages Helped A Client Secure Financing

However, ever so often, I come across clients who are unable to secure financing due to certain restrictions or a serious financial burden. During such times, I rely on my past experience and knowledge as a real estate investment advisor to help clients achieve a favorable outcome.

Recently, a client approached me with a unique challenge. She had a business of her own and also owned multiple properties to operate her pre-schools; however, she wanted to purchase another property for expansion. 

At the time, she had equity in properties that were offered as secondary security on other mortgages and some late mortgage payments. The down payment needed to come from the equity in the other properties. 

Unfortunately, due to the late mortgage payments, the A and B lenders were not willing to finance her. With equity tied up by other lenders, I found a private lender willing to take on the financing that would involve all seven properties. 

The biggest challenge with this particular case was that I had to submit a ton of documents to the lender. The number of documents required was immense, even for the basic private lender requirements. The current mortgage statements, property tax, appraisals, leases, and business statements were the majority of what was needed.

The secondary challenge was finding a lawyer that could both understand and handle this file.

It took me approximately six weeks to pull it all together!
